Find the bottleneck
A specialized CNC router, kiln, planer, dust-collection system, transformer or finishing line may take longer to replace than the building around it. Consider engineering, permits, foundations, utilities, calibration, imported parts and employee retraining.
Estimate the period of restoration
- Time to investigate the cause and obtain insurer approval
- Debris removal, environmental testing and code upgrades
- Design, permits, contractor availability and construction
- Lead time for machinery, electrical service and dust collection
- Testing, commissioning, inventory replenishment and customer requalification
Income is not simply gross sales
Business-income worksheets commonly start with projected revenue and continuing expenses, then account for costs that do not continue. Payroll treatment, ordinary payroll limitations, extra expense, extended restoration and dependent properties should be reviewed with the agent and accountant.
Suppliers and customers can be dependencies
A business may suffer even when its own premises are undamaged. Ask whether dependent-property or contingent business-income options are available for critical suppliers, customers, utilities or logistics partners.
