Property underwriting begins outside the building
Outdoor lumber, panel products, treated material, sheds, racks and customer loading areas may not be treated like ordinary indoor stock. Map where inventory is stored, maximum values by location, separation between piles and buildings, hydrant or water access, fencing, lighting and security. Tell the agent when commodity prices or seasonal purchasing cause values to rise.
Delivery changes the account
Box trucks, flatbeds, boom trucks, forklifts and trailers require accurate vehicle and equipment schedules. Explain loading, tie-down, driver qualification, delivery radius, job-site unloading and whether employees operate customer equipment. Motor truck cargo, property in transit and auto physical damage address different interests.
Retail traffic creates premises exposure
Customer vehicles, contractors selecting material, forklifts, uneven yards and loading assistance can produce premises claims. Traffic flow, pedestrian separation, warning practices and documented forklift training are meaningful risk-control details—not application filler.
